ARB VARIANCE REQUESTS

As part of the Palmetto Dunes Architectural Review Board (ARB) process, there may be rare situations where an owner needs to request a variance from a specific Design Standard or Guideline. A variance is a request to allow an exception to a specific standard due to unique property conditions (such as lot size, shape, or topography). While variances are discouraged and should be uncommon, the PDPOA does provide a clear, transparent process for requesting and reviewing them.

How the variance process works:

  • Variances must be requested separately using the Application for Variance form, with supporting documentation.
  • The ARB will schedule a hearing for each variance request. Click here for upcoming ARB meeting dates.
  • A notice will be posted on this webpage at least three (3) weeks before the hearing, and owners within 500 feet will be notified through their preferred method of communication.
  • The ARB will make available for Member review in the PDPOA administrative office details of the project and variance requested.
  • Any property owner may attend the hearing to comment or submit written feedback in advance.

The ARB may approve variance requests if they demonstrate conditions including a burden or hardship to your land, not detrimental to surrounding properties, and aligning with the intent of the standards. See section 5 of the Design and Construction Process and Procedure document, located here.
