The Palmetto Dunes Property Owners Association is a non-profit corporation whose purpose is to provide security, maintenance, and administrative functions and support to the owners of properties in the Palmetto Dunes Community. The association is governed by a ten-member board, with three directors elected each year for three-year terms and Greenwood appointing a tenth director.

The Palmetto Dunes community is private. The roads, bridges, dedicated common areas, open spaces, leisure paths, and beach access areas are owned and maintained by the association and passes are required to access the community. Greenwood Communities & Resorts holds title to the commercial amenities such as golf, tennis, restaurants, and other facilities.

The PDPOA collects the residential and commercial assessments and is responsible for providing property maintenance and security services to the common areas of the resort.
