7 Lee Shore Update

At November’s PDPOA Board Meeting, the Board voted to take the next steps toward the redevelopment of the Dunes House. This includes establishing a committee to work with Greenwood to draft an agreement for the redevelopment of the Dunes House to be brought to the full board for approval and investigating the potential hurdles from various authorities such as the Town of Hilton Head, DHEC, etc.

No decisions will be made in regard to the future of 7 Lee Shore until the Dunes House option has been explored in full.

7 Lee Shore Comments Open

The 7 Lee Shore Redevelopment Committee completed its work and presented a business proposal and conceptual plans for the redevelopment of 7 Lee Shore to the board at its June meeting. The board will not be taking any action on the redevelopment of 7 Lee Shore until the Beach Front Ad Hoc Committee completes its work.

The 7 Lee Shore Redevelopment Committee has been working on a plans for the redevelopment of 7 Lee Shore for the past six months. Late last year the community surveyed residents to gather owner input on existing amenities and what enhancements should be made for the future. This past February the committee hosted engagement sessions to garner feedback from various stakeholders. The committee used this survey data and feedback from the engagement sessions as key indicators of community needs and wants. Many of the committee members visited other communities in the lowcountry to explore amenity ideas and options to be considered for this property.

The members drafted guiding principles and basic design givens that were shared with two land planning firms. Both firms presented two plans for committee review and consideration. The committee then selected one of the firms to work with on finalizing one conceptual plan that meets most of the criteria and guiding principles.

The 7 Lee Shore Redevelopment Committee completed its work and presented a business proposal and conceptual plans for the redevelopment of 7 Lee Shore to the board at its June meeting.  All project estimates very conceptual at this time. The board  will not be taking any actions on the redevelopment of 7 Lee Shore until the Beach Front Ad Hoc Committee completes its work.

The plans and proposal are available for review on our website. In July, we will have a Member Comment period, similar to the one used for Yard Arm Gate input, to solicit feedback from the membership regarding the plans and proposal. The 7 Lee Shore Redevelopment Committee will be presenting its proposal and conceptual plans at the June 20th board meeting. While this committee has been working on the redevelopment of 7 Lee Shore, the Beach Amenity Ad-hoc committee has also been working to determine the viability of a potential beachfront amenity for Palmetto Dunes. The board will wait until the Beach Amenity Ad-hoc committee completes their work before making any decisions regarding the future of 7 Lee Shore. The board will not be taking any action with regards to 7 Lee Shore at the June board meeting. The conceptual plans and business proposal for 7 Lee Shore will be posted on our web site after the June 20th meeting.

The 7 Lee Shore Redevelopment Committee’s purpose, as outlined in its charter, is to make a recommendation(s) for the redevelopment of 7 Lee Shore to the PDPOA Board of Directors.  Committee members are expected to fully participate in a defined process ensuring that all key stakeholders have the opportunity to provide input to the redevelopment of 7 Lee Shore.

Since the Interim report was published in the April 8th Tidings, the committee has met twice more.  At the first meeting in April, the committee was presented four conceptual plans from two land planning firms.  The land planning firms were given a list of common themes from the engagement sessions, ideas from the amenity survey and guiding principles prepared by the committee.  All four plans were well done and provided various options for the committee to consider.  At the second meeting in April, the committee spent most of the meeting on discussing and finalizing land planning options for a second round of conceptual plans.

The committee also started drafting the criteria for a business case and will spend the month of May drafting that case and further refining a conceptual plan.  The group is on target to complete their work in early June with the goal of presenting to the PDPOA Board of Directors at their June board meeting.
